As part of the sale of property, it is obligatory for vendors to have a diagnostic assessment of their property as soon as it is placed on the market. There are a certain number of diagnoses which will then be added as appendices to the compromise de vente and then eventually to the deed of sale.
An update on those compulsory aspects in the Saint Gervais Les Bains & Les Contamines-Montjoie sector:
- Energy performance diagnosis: valid for 10 years;
- Electricity (if installation over 15 years old): valid for 3 years;
- Asbestos (all buildings for which the building permit was issued before 01/07/1997): unlimited validity except for under certain conditions;
- Lead in paints (for residential buildings built before 01/01/1949): unlimited validity except where the presence of lead is detected - 1 year in the latter case;
- "Loi Carrez" - habitable floor space measurement - (private owned parts of co-ownership lots): unlimited validity unless the make up of the lot changes;
- State of risks and pollution: valid for 6 months;
- Gas (if installation over 15 years old): valid for 3 years;
- Dry rot: information on the presence of a risk of dry rot as appropriate, validity not specified;
- Non-collective sanitation (residential building not connected to the public wastewater collection network): valid for 3 years;
- Plan to protect the atmosphere of the Arve Valley (if there is a fireplace or wood stove): proof of installation less than 3 years old;
Other diagnoses may be mandatory in different sectors of Haute-Savoie or French territory such as termite diagnosis, geotechnical studies (sale of land) or noise exposure plan (if the property is located near an airport).
